Agency: Who Do We Work For?
BUYERS DESERVE TO HAVE THEIR OWN REALTOR(R) WORKING ON THEIR SIDE. There are two sides to each home sale - the listing (or Seller's) side and the selling (or Buyer's) side. In many cases buyers choose to work with a REALTOR(R) who does not represent the seller. The listing side (or Seller) often instructs their REALTOR(R) to allocate a certain part of the fee they pay to get their home sold to the selling side. Therefore, the buyer can choose to have their own REALTOR(R) work with them and give them advice as they view a home and make offers on it. This MLS(R) working realtionship is just one of the many ways buyers can work with their very own REALTOR(R) advisor. In our opinion the most important thing to know when you are working with a REALTOR® is "Who is the REALTORS® client and what duties and obligations does the REALTOR® and the real estate company have to me?"
In some circumstances you may be the client and the other party to the transaction may be a customer. In other circumstances you may be the customer and the other party may be the client. If you are buying a home from the listing company, you may work under a relationship called Transaction Brokerage. All REALTORS® work in a legal relationship that is defined by the laws of AGENCY and M B Green Realty Ltd.works under Common Law Agency.
